The short answer

What does a new septic installation off Twin Bridges Road require?

Every house off Twin Bridges Road in Putnam County runs on septic. Putnam County Environmental Health in Eatonton issues the construction permit; on a Georgia Power lease lot, the county-approved tank, field and repair area must also fit inside the lease and go to Georgia Power with the building plans. A Class Septic Services builds to both.↗↗

The Twin Bridges Lake Sinclair story

Deeded lots in Lakeside, leased ground on Dennis Station

New construction off Twin Bridges Road comes in two flavors. Inside the gate at Lakeside at Lake Sinclair, a 2026 house went up on about 1.8 level acres, a corner lot with public water and a septic tank. A few turns away on Dennis Station Road, homes in Georgia Power Subdivision 5 sit on ground the owner leases from the power company. Same lake, same county, two very different installs.↗↗

On a deeded Lakeside lot the county is the only gate: soil evaluation, permit, install, inspection. On a lease lot there is a second one. Georgia Power says the septic system and its repair area must fit entirely on the leased lot without disturbing the project boundary, and if they do not fit, the house gets redesigned. The lease line is a hard edge, not a suggestion.↗

That is why our install drawings on this shore start from the lot lines inward. We place the field and its full replacement area, then the tank, then show the builder what is left for a house. Trying it the other way round is how a lease-lot owner ends up redrawing plans after the architect has been paid.

On the record

  • Georgia Power's residential lake leases run 15 years; it does not write 99- or 100-year leases.↗
  • The 2026 Lakeside at Lake Sinclair build sits on a level corner lot of about 1.8 acres with public water and a septic tank.↗

What happens if the field and repair area simply won't fit my lease lot?

Georgia Power's answer is to change the house, not the lease. Smaller footprints, fewer bedrooms, a pump to higher ground or a drip field are the usual ways we make the numbers work.

Can Georgia Power reject a house the county already approved?

Yes. Its Sinclair guidelines reserve the right to reject a proposal it considers detrimental to the lake or its property.

My Lakeside lot is level. Do I still need the extra steps?

A deeded Lakeside lot goes through Putnam County alone unless it touches Georgia Power land; the state setbacks and sizing rules apply either way.

Can I put a manufactured home on a Dennis Station lease lot?

No. The Sinclair dwelling rules bar mobile homes outright, and each lease lot may carry only a single house.
