Yes. Listings along Twin Bridges Road in Putnam County, from the gated Lakeside at Lake Sinclair to Georgia Power lease lots on Dennis Station Road, show public water and septic tanks. A Class Septic Services installs and repairs those systems, permitted through Putnam County Environmental Health, and does the clearing and grading on the lots.↗↗

The Twin Bridges Lake Sinclair story
Twin Bridges Road leaves US 441 between Milledgeville and Eatonton and runs about six miles to the northwest end of Lake Sinclair; from GA 212 it is about two. Most people know it for Twin Bridges Landing at No. 609: two launch ramps, a gas dock and a bait store, a marina the Young family developed in 1988. Nearby, the state's Dennis Station access area on Bagley Lane has two more ramps with lighted fishing docks.↗↗↗
Housing out here covers forty years of lake building. Lakeside at Lake Sinclair is a gated neighborhood off Twin Bridges Road with shared docks, a boat ramp and a disc golf course, and it was still adding new houses in 2026. Dennis Station Road runs through Georgia Power Subdivision 5, where houses sit on leased lots. Older lakefront homes like the 1991 house on Shelton Lane sit on small sloped lots with deep water at the dock.↗↗↗
What ties them together is underground. Every one of those listings shows a septic tank, and on a lease lot the system has to fit inside lines Georgia Power draws, not just the county's. Putnam's 2022 plan calls the Sinclair and Oconee shorelines the county's main population hubs outside Eatonton, and more residents are moving where the sewer authority does not reach.↗↗

Sewer or septic?
There is no community sewer on this part of Sinclair. The Eatonton-Putnam Water & Sewer Authority sewers Eatonton and some growth areas, and Piedmont Water's sewer is on the Lake Oconee side. The 2026 house in Lakeside, the 2007 lease-lot house on Dennis Station Road and the 1991 house on Shelton Lane all list public water and a septic tank.↗↗↗↗
Lot size counts more here than on deeded land. Georgia's lot-sizing rules leave out ground within 50 feet of a lake when they figure minimum lot size, which by default is half an acre (21,780 square feet, 100 feet wide) on public water. A 0.67-acre lakefront lot loses a real slice of that to the shoreline before the house goes on.↗
More about Twin Bridges Lake Sinclair
On a lease lot you own the house and lease the ground from Georgia Power, and that changes the septic question. Georgia Power says the septic system and its repair area must fit entirely on the leased lot, outside the project boundary. If they cannot, it says the house should be modified. The field gets placed first, and the house plan bends around it.↗
Before Georgia Power reviews a new lake house, it wants a site plan showing the county-approved septic tank, drain-field lines and well, the septic permit, the building permit, a land-disturbing permit if more than an acre is disturbed, and a count of trees 4 inches or larger coming out inside the building perimeter and driveway. An as-built survey follows completion.↗
Setbacks stack. The state keeps a septic tank 25 feet and a drain field 50 feet from the lake's normal water level. Georgia Power's Sinclair dwelling sheet puts new construction 75 feet from the shoreline, decks included, while its combined Bartletts Ferry, Jackson and Sinclair guidelines say 50 feet. Putnam's own lake setback was reported at 65 feet at a 2024 commission meeting. Confirm both numbers with the Lake Resources Office and Putnam Planning and Development before you draw.↗↗↗↗

Soil & terrain
This is the Baldwin-Jones-Putnam soil survey, where Davidson is the biggest series: deep, dark red subsoil running 40 to 75 percent clay. It drains well when it is left alone and smears when it is trenched wet, so field lines go in on dry days. NRCS rates roughly 381,500 acres of the survey area's major soils very limited for septic fields, which is why so many lake lots end up with pump tanks or drip lines instead of a plain gravity field.↗↗

(678) 863-5620Not that any record shows. Lakeside at Lake Sinclair, Dennis Station Road and Shelton Lane listings all show public water and septic tanks.

The tank, drain field and repair area all have to fit on the leased lot, outside Georgia Power's project boundary. If they will not fit, Georgia Power says the house should be changed.
Source: Georgia Power: Lake Sinclair Dwellings and Additions guidelines
At least 50 feet from the lake's normal water level and 100 feet from a well under Georgia's rules; the tank needs 25 feet from the water.

Only if it is outside 'as is' status. Houses within 50 feet of the shoreline or inside the project boundary get cosmetic work only, and any added bedroom means a resized, re-permitted septic system.

A 2024 commission meeting account put Putnam's lake setback at 65 feet, cut from 100 feet a few years earlier. Confirm with Putnam Planning and Development, and check Georgia Power's own line too.
