Sewer. Piedmont Water lists Del Webb at Lake Oconee as one of its sewer communities, and listings from a 2013 home to a 2025 build show public sewer, with a grinder pump at each house. There is no septic system to install here; A Class Septic Services handles the drainage, grading and line work on these small lots.↗↗↗

The Del Webb Lake Oconee story
Del Webb at Lake Oconee opened in 2007 as PulteGroup's 55-plus community on the Greensboro side of the lake, and by mid-2024 it had welcomed 775 homeowners and was releasing another 116 homesites. Its builder calls it the only Del Webb community in the country with direct lake access for residents.↗
Life centers on The Club at Lake Oconee, a 21,000-square-foot clubhouse, with clay tennis, pickleball, bocce, a lakeside pavilion and golf carts on the streets. The homes are compact by lake standards, 1,345 to 2,712 square feet in the newest collection, and the lots match: a 2025 ranch on Cypress Way sits on about 0.15 acre.↗↗
Small lots change the work. There is no drain field to fit and no slope to tame across an acre. The problems are close quarters: roof water from two houses meeting in one side yard, a patio that pitches toward the foundation, a line that has to be dug between a driveway and the neighbor's flower bed without a full-size machine.
On the record
Sewer or septic?
Piedmont lists 'Del Web at Lake Oconee' (its spelling) with The Landing, Reynolds, Great Waters, Cuscowilla and Marina Bay as its sewer communities. Its sewer is mostly low-pressure: a pump at each building grinds household wastewater into a slurry and pushes it into the main.↗
The Del Webb listings we checked agree from end to end of the community's history. A 2013 home on Water Front Road lists a shared well and public sewer; a 2025 ranch on Cypress Way lists private water and public sewer.↗↗
Lots this size could not hold septic anyway. Greene's Board of Health wants at least 0.75 acre for a septic lot on public water and 1.5 acres on a well; a 0.15-acre Del Webb lot is a fraction of either.↗

We do not service grinder pumps; Piedmont does. But owners here should know the rules of the equipment in their yard. Piedmont says the pump is the homeowner's property and responsibility, its systems are built around E/One pumps, and a different pump can cause backups. Its standard policy covers warranty items after it installs a system; after that, maintenance and repair generally fall to the owner, though community agreements can differ.↗↗
For owners who travel: for an absence of more than two weeks, Piedmont relays the manufacturer's routine: run clean water until the pump starts, shut the water off and let it finish, and never cut the pump's power. It warns the routine may not be enough for a house left empty more than three months.↗
In a power outage the pump cannot run, so Piedmont asks grinder households to hold off on dishwashers, laundry and showers until power returns, because the tank can fill and overflow.↗

On lots this size, most site problems are water in the wrong place: a downspout dumping beside the foundation, a side yard that stays wet for days, a patio sending runoff back toward the slab. The fixes are small-scale but precise: a French drain along the property line, downspouts tied into a buried line, or a regraded swale that moves water to the street or the lot's low corner.
Underground, a Del Webb yard can be crowded: the grinder basin and its pressure line, the water service, irrigation, low-voltage lighting and the neighbor's lines a few feet away. Every dig starts with a Georgia 811 locate request, and on lots this tight we use compact equipment and protect the turf.↗
Permits can be stricter than the job size suggests. Greene's erosion permit page lists work inside a common development developed on or after August 2000 as one of the triggers for a design-professional erosion plan, a land disturbance permit and an EPD notice of intent. Del Webb opened in 2007, so ask Greene Building & Zoning whether your project needs one before work starts, and check with the community's HOA, which this page has not reviewed.↗↗
On the few lots that touch the shoreline, Georgia Power's rule applies: drain pipes cannot cross its project land and must end at the boundary in a swale, French drain or dry creek bed.↗

Soil & terrain
The soil survey maps the community's center point as Wickham sandy loam on 2 to 6 percent slopes, gentle ground by Lake Oconee standards. NRCS rates it somewhat limited for absorption because water moves slowly at depth, which is the same reason heavy rain can stand in a flat Del Webb side yard. Shallow, gravel-bedded French drains and positive grading away from the house do most of the work here.↗

Piedmont. It treats the pump as the owner's equipment but repairs the pumps it installed; its number is 800-248-7689. We don't service grinder pumps.

For more than two weeks away, run clean water until the pump starts, turn the water off, let it finish, and leave the power on. Piedmont says this may not suffice past three months.
Piedmont says the resale of an already connected home does not trigger a new tap fee. Sellers close their accounts; buyers open service in their own names.

The soil mapped at the community's center, Wickham sandy loam, drains slowly at depth, and small lots concentrate roof water. A French drain or regraded swale usually fixes it.
Possibly. Greene lists work in a common development developed on or after August 2000 among its erosion-permit triggers; ask Building & Zoning (706-453-3333) before starting.
