How are drainage problems fixed on Del Webb Lake Oconee's small lots?
On Del Webb's compact lots, a French drain is usually a short, shallow gravel trench through a side yard or along a patio, catching water that the slow subsoil will not take. A Class Septic installs them with small equipment, locates utilities first, and keeps the outlet on the lot, out of the Piedmont sewer and off Georgia Power land.↗↗↗

The Del Webb Lake Oconee story
Why water pools on gentle ground
Del Webb sits on some of the gentlest ground around Lake Oconee. The survey point at its center is Wickham sandy loam on 2 to 6 percent slopes, easy to dig and quick to soak up a light rain. The catch is deeper down, where NRCS notes water moves slowly. In a summer thunderstorm the top fills, the subsoil can't keep up, and the flat spots hold water.↗
Lot size concentrates it. A 2025 ranch on Cypress Way sits on about 0.15 acre, and a house of 1,345 to 2,712 square feet covers a large share of that. Roofs, drives and patios shed nearly everything that falls on them into the few feet of lawn between houses, and two neighbors' downspouts can empty into the same swale.↗↗
A French drain earns its keep in exactly that strip. A narrow trench with perforated pipe in washed stone, wrapped in fabric, takes water below the surface and moves it to the street side or a planted swale, where it can soak in or run off without sitting against a slab.

More about Del Webb Lake Oconee
Where the water can and cannot go
Never into the sewer. Del Webb homes discharge to Piedmont's low-pressure system, and rainwater entering it is the very problem Piedmont went looking for with smoke tests in 2025. Piedmont asked owners to check the sewer cleanout cap near the property edge and replace a missing or cracked one through a licensed plumber.↗
Not across the shoreline either. On homes that back onto Lake Oconee, Georgia Power does not let drain pipes cross its project boundary; they have to stop there and become a swale, a French drain or a dry creek bed.↗
And not through the grinder basin's space. Each house's grinder pump and its pressure line are buried somewhere in that same small yard. Piedmont treats the grinder as the owner's property, so a careless trench through it becomes the owner's repair. We don't service grinders; we locate them and dig around them.↗

FAQ
Del Webb French drain questions
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620Why does my Del Webb side yard stay wet when the ground is almost flat?
The Wickham sandy loam mapped here takes water readily at the surface but moves it slowly at depth, so heavy rain backs up in low spots.
Can my downspouts drain into the sewer cleanout?
No. Stormwater in the sewer is what Piedmont's 2025 smoke testing was hunting for, and it asked owners to keep cleanout caps intact.
Is there room for a French drain on a 0.15-acre lot?
Usually. A French drain needs only a narrow trench, and compact machines on mats fit through side yards that a full-size excavator cannot.

Will you work on my grinder pump while you are there?
No. Grinder pumps are part of Piedmont's sewer system and Piedmont services the ones it installed. We locate and protect it during the drain work.
Can a lakefront Del Webb lot drain straight to the lake?
Not by pipe. Georgia Power requires drain pipes to end at its project boundary and change to a swale, French drain or dry creek bed.

How much notice does a utility locate need?
Three business days through Georgia 811, and a normal ticket stays valid for 30 calendar days.
