Who does septic installation and repair around Madison, GA?
A Class Septic Services installs and repairs septic systems and drain fields around Madison and across Morgan County, and clears, grades and trenches the lots they sit on. The city sewers its own core; most of unincorporated Morgan, including its Lake Oconee shore, has no sewer, so homes there use septic permitted by Morgan County Environmental Health.↗↗↗

The Madison story
Farm country with a lake on its southeast edge
Madison is the seat of a county that is mostly pasture, pine and hardwood, and its connection to Lake Oconee is the quiet one. Morgan's 2022 plan counts roughly 25 miles of lake shoreline along the county's southeastern edge, the upper end of the lake, which the Apalachee River feeds. Many of those lake roads carry Buckhead mailing addresses, but their permits run through the county seat in Madison.↗↗↗
The lake also feeds the town. Madison's Oconee water plant draws from the Apalachee River at Lake Oconee and is rated at 2 million gallons a day, alongside a 1.5 MGD plant on Hard Labor Creek.↗
North-end lots are marketed on acreage and soil. One 5.76-acre Morgan County offering on the quiet north end, platted as three lots, advertised that two of the three already had confirmed soil tests. On farm-country ground that is the first question a buyer should ask, because the soil test decides whether a lot gets a simple gravity field, a pump system or nothing at all.↗
Sewer or septic?
Where Madison's sewer stops
The City of Madison supplies water, sewer and natural gas inside town and sends wastewater to its Indian Creek and Southside plants. The city has told customers plainly that its system reached a failing state after 14 years of rates that did not keep pace, which is why rates rose in July 2025.↗↗
Past the city lines the picture is simple. Morgan's plan says most of the unincorporated county has neither water nor sewer infrastructure, so houses pair a private well with a septic system. That covers the farms off US 278 and US 441 and the lake roads toward the Apalachee arm.↗
How to tell which one you have
- A City of Madison sewer charge on your utility bill means city sewer.
- A private well and no sewer charge means a septic system.
- Morgan County Environmental Health can confirm whether a septic permit is on file.

The Morgan County septic permit, step by step
- 01
Confirm the lot size first: Morgan's plan cites 0.6 acre for a septic system and 1.2 acres when one house needs both a well and septic.↗
- 02
Apply to Morgan County Environmental Health for the construction or repair permit; the district also does site evaluations and existing-system evaluations.↗
- 03
The Environmental Health Specialist reviews the site plan, then inspects the installed system before it is approved for use.↗
- 04
Finish inside the permit's 12-month life; grading or fill over the system after approval voids it.↗

Soil & terrain
Eroded Lloyd clay and a soil named for the county
Madison rides a 691-foot ridge; the south side drains toward Sugar Creek and the north side through Mill Branch to Hard Labor Creek. In town, NRCS maps Cecil sandy loam at one point and severely eroded Lloyd clay loam on 6 to 15 percent slopes at another.↗↗
That eroded Lloyd is the county's signature: the single largest map unit in the Morgan survey, about 54,880 acres, where the red subsoil is at the surface. The Hard Labor series was established here in 1998, and it is moderately well drained with slow water movement, which is what a drain field designer watches for.↗↗

Clearing and grading in Morgan County
Morgan is on EPD's summer burn-ban list, so from May 1 to September 30 land-clearing debris gets chipped or hauled rather than burned; outside the ban, a land-clearing burn still needs a Georgia Forestry Commission permit.↗
On the lake lots, Georgia Power's Oconee guidelines add their own limit: no grubbing or reshaping of the ground in the 25-foot shoreline buffer or on project land without its written approval, and trees it does let you take out get replanted one for one with natives.↗
