Single-family lake homes along Sinclair Dam Road and Dam Road in Baldwin County list septic tanks, and new custom homes there are permitted for septic by Baldwin County Environmental Health. A Class Septic Services repairs and replaces those systems, installs new ones, runs water lines and does the clearing and grading around them.↗↗

The Club at Lake Sinclair story
The Club at Lake Sinclair sits at 3700 Sinclair Dam Road NE, on the lake's western shore above Milledgeville. It is an 18-hole, par-72 course of roughly 6,300 yards with bentgrass greens, and several holes play along the water, where bulkheads and natural banks are all that separate fairway from lake. The clubhouse restaurant is Aubri Lane's.↗↗
Housing around the club comes in three kinds. The Legacy at Lake Sinclair is a gated lock-and-leave community steps from the clubhouse. The Preserve at Lake Sinclair, off Chumley Road, is newer custom homes on acre-plus lots overlooking the course. And along Dam Road toward Rocky Creek Park are the older owner-built lake houses on smaller, sloped lots, about six miles from downtown.↗↗↗
Each kind needs different work. The custom lots need a full septic design and a site plan before the builder can start. The older lake houses need repairs, replacement fields and bigger systems when a remodel adds bedrooms. Baldwin County's 2023 plan expects more growth around Lake Sinclair and the Highway 441 corridor, so both kinds of work will keep coming.↗

Sewer or septic?
The single-family lake homes on this end of the lake are septic homes. The Dam Road house near Rocky Creek Park lists a septic tank, and there is no Piedmont-style community sewer on Lake Sinclair's Baldwin shore. Milledgeville's sewer serves the city; Baldwin County's plan does not document its lines out to the lake subdivisions.↗↗
Two places need a closer look. The Legacy's condominium listings do not say how wastewater is handled, and The Preserve's listing does not state water or sewer either. If you are buying in either, get it in writing from the association or the seller and ask Baldwin County Environmental Health whether a permit is on file.↗↗
Georgia has no statewide septic inspection at sale. On request, the county board of health will evaluate an existing system from its installation and maintenance records and a site visit, which is worth doing on an older Dam Road house.↗
More about Club at Lake Sinclair
Baldwin's housing stock leans older and seasonal: the county median home was built in 1987, and 948 units are held for seasonal or occasional use. A lake house that sits empty most of the week and fills up on holiday weekends puts its heaviest loads on a field that may be thirty years old.↗
When a field fails here, the replacement still has to meet today's rules: trenches 50 feet from the normal water level and 100 feet from a well, and the tank 25 feet from the water and 50 feet from a well. On a sloped 0.77-acre lot that can mean a pump tank sending effluent uphill to the only ground that qualifies.↗↗
Remodels hit a second wall. Georgia Power holds existing houses within its project boundary or within 50 feet of the shoreline to 'as is' status: cosmetic maintenance only, no added living space. Where an addition is allowed, the septic system has to be resized for the new bedroom count, and on a lease lot the system and its repair area must fit on the lot outside the project boundary.↗↗

Who owns what
Baldwin County Water and Sewer Departmentwater service line
The county installs the service line to near the road right-of-way and sets the meter; the customer installs and maintains all piping on the house side and furnishes a private cut-off valve.↗
Where the line sits: Meter, typically within 3 feet of the right-of-way
The county's posted schedule lists $900 for a 3/4-inch water connection, $1,800 for 1-inch and $3,000 for 2-inch, plus a $75 deposit (rev. February 2020; confirm current fees with the county). We trench and lay the line from the meter to the house, and a well that stays in use still needs 100 feet from any drain field.↗↗

Check two things first. Georgia Power holds houses within 50 feet of the shoreline or inside its project boundary to 'as is' status, and any added bedroom means the septic system has to be resized and re-permitted.

No. Georgia keeps absorption trenches at least 50 feet from the lake's normal water level and 100 feet from a well. On tight lots a pump tank or drip system is how the replacement fits.
