The Club at Lake Sinclair story
Golf on one side of the road, thirty-year-old tanks on the other
The Club at Lake Sinclair is the anchor of this end of the lake: eighteen holes, par 72, about 6,300 yards, with several holes along the water on the western shore above Milledgeville. The streets around it hold three generations of housing. Lock-and-leave units at The Legacy, newer custom homes in The Preserve, and down Dam Road toward Rocky Creek Park, the older lake houses.↗↗
It is the older houses that call about repairs. A log home on Dam Road, built in 2006 on 0.77 acre, lists a septic tank; plenty of its neighbors are older still. Baldwin County's median home dates to 1987, and 948 of its housing units are held for seasonal or occasional use, the weekend-heavy pattern that is hard on a tank and field sized decades ago.↗↗
Most failures we trace on lake houses start small: an outlet baffle that rotted off and let solids into the lines, a distribution box that settled and now feeds one trench, a root mass in the pipe from a water oak planted too close. Caught early, those are repairs. Ignored for a summer of houseguests, they become a field replacement.

FAQ
Septic repair questions near The Club
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620Do I need a permit to fix my septic tank on Dam Road?
Yes. Georgia requires repairs, replacements and additions to on-site systems to be permitted and inspected by the county health department.
Why does my system act up only on holiday weekends?
A tank sized for daily family use gets a week of flow in two days. DPH ties pump-out intervals to household size, so heavy guest loads shorten them.
Will a bacteria additive fix a slow system?
Georgia's manual says additives are no substitute for pumping, and that poor maintenance causes most malfunctions.
Is there sewer I could switch to near the golf course?
Not on the single-family lake lots we can document; listings like the Dam Road home show a septic tank.

Can I add a bedroom while the septic is open?
Check Georgia Power first: houses inside its project boundary or within 50 feet of the shore are held 'as is,' with no added living space.

Is a septic inspection required when I sell a Dam Road house?
Georgia has no statewide point-of-sale requirement. Baldwin County's health office will evaluate an existing system on request from its records and a site visit, which buyers of older lake houses often ask for.
Can the repair crew also handle the pump-out?
Pumping is done by a hauler holding a county septage permit, with its name and permit number lettered on the truck. We coordinate the timing so the tank is empty when we open it.
