The short answer

Is The Landing at Reynolds on sewer?

Yes, for most lots. Piedmont Water names The Landing as one of six communities where it has sewer, typically a grinder pump at each house pushing into a low-pressure main, and an Armor's Ford homesite listed public sewer. A Class Septic Services does the sewer and water line trenching, drainage, grading and excavation around those homes.↗↗

The The Landing Reynolds story

Port Armour came first

Before Reynolds stretched across the south end of the lake, there was Port Armor. Greene County's visitor guide credits its course, now The Landing, as the first golf course built on Lake Oconee. Reynolds bought Port Armour, as its own timeline spells it, in 2005 and renamed it The Landing, giving the community a second 18 holes by Bob Cupp.↗↗

The neighborhood has been reworked around the course ever since. The Landing Sporting Complex opened in 2007, Landing Marina was renovated in 2021, and the Landing restaurant reopened as ESSĒ in 2024. Reynolds describes the course itself as Scottish-inspired, laid over rolling hills and naturally wooded ground with views of the lake.↗↗

The homeowners are organized, too. In November 2025 The Landings HOA hosted a Homeowners Together meeting where Piedmont's chief operating officer spoke beside Greene's county manager and schools superintendent about utility projects as the county grows.↗

On the record

  • Reynolds acquired Port Armour in 2005 and renamed it The Landing; Landing Marina was renovated in 2021 and the Landing restaurant reopened as ESSĒ in 2024.↗
  • The Landing course, a Bob Cupp design, was formerly Port Armor and was the first golf course built on Lake Oconee.↗

Sewer or septic?

Sewer here means a grinder pump and a pressure line

Piedmont's sewer list is short: Marina Bay, Del Webb, The Landing, Reynolds, Great Waters and Cuscowilla. In Piedmont's systems, sewage does not simply fall downhill to a main. A pump in a basin by each house grinds it and pushes it into a pressurized line, which is how sewer reaches lots on ground too hilly for gravity.↗↗

The lot-level evidence agrees. A gently sloping 0.76-acre cul-de-sac homesite in the Armor's Ford section was listed with public water and public sewer. Even so, Piedmont tells agents that a vacant lot near a line is not automatically connectable and to get availability in writing; lots that have never connected go through development@piedmontwater.com.↗↗

If a Landing parcel turns out to have no service, Greene's septic rules take over: 0.75 acre on public water, measured without the 75 feet nearest the lake.↗

How to tell which one you have

  • A grinder alarm panel on an outside wall and a Piedmont sewer charge on the bill.
  • A listing sewer field reading 'Public Sewer,' as on the Armor's Ford homesite.
  • For a vacant lot, Piedmont's written availability letter.

More about The Landing Reynolds

The private side of a public sewer

Sewer at The Landing still leaves a lot of pipe and equipment on the owner's side. Piedmont says the grinder pump is the homeowner's property and responsibility, and that its collection system is built around E/One pumps, so a substitute pump can cause backups. That pump is Piedmont's territory to service; we do not work on grinder pumps.↗

What we do is the ground around it. A rebuilt or enlarged house needs its building sewer rerouted to the grinder basin, on Piedmont's terms; a crushed or root-bound line under a driveway needs digging out and relaying; a new pool, addition or outdoor kitchen means trenching around live service lines that someone has to locate first. In Georgia that starts with a call to 811 before any machine touches the ground.↗

Piedmont has also been chasing stormwater that gets into its sewers. After smoke testing, it asked residents to check the sewer cleanout cap near the edge of the property and have a licensed plumber replace any that are missing or broken. Rain getting into a sewer is often a drainage problem first, and the fix can be regrading or a French drain that carries water away from the cleanout and the basin lid.↗

One more owner-side fact: Piedmont warns that when the power goes out the grinder pump stops, and a household that keeps running water can fill and overflow the tank. A house that sits empty for weeks at a time should keep the pump's power on.↗↗

Sewer at The Landing still leaves a lot of pipe and equipment on the owner's side.

Soil & terrain

Cataula and Cecil: why Landing yards stay wet

The federal soil survey maps the center of The Landing as a Cataula-Cecil complex on 6 to 15 percent slopes, moderately eroded. Cataula, the larger share, is rated very limited for septic fields, and the reasons are useful for any homeowner: slow water movement, a saturated zone that can sit within four to six feet of the surface, and slope.↗

Cataula carries a dense, partly brittle layer with slow permeability, so rain that soaks in can perch above it and travel downslope. On a lot that falls toward the lake, that water surfaces as soggy lawn below a downspout, a damp crawlspace or a wet spot over a buried line. A French drain cut across the slope above the problem, or a storm drain that collects roof water and carries it off, is the usual fix, ending at the Georgia Power boundary rather than crossing it.↗↗

Permits for digging at The Landing

Most Landing jobs never touch the health department, because there is no septic system to permit. The county still matters: Greene asks for an erosion plan by a design professional, a land disturbance permit and an EPD notice of intent when work sits within 200 feet of state waters or inside a common development dating from August 2000 on, and the notice carries a 14-day wait before permits issue. Small jobs away from the water are simpler; a single-family project under an acre and outside that 200-foot reach gets a stand-alone plan and a no-charge permit.↗

At the shoreline, Georgia Power's 25-foot buffer is off limits to grubbing and regrading without its written sign-off. Where a septic permit is needed on a Landing parcel without sewer, Greene's building office wants Environmental Health's approval letter with the application.↗↗

(678) 863-5620

Is The Landing the old Port Armor?

Yes. Reynolds acquired Port Armour in 2005 and it became The Landing, with a Bob Cupp course that Greene's visitor guide calls the first built on Lake Oconee.

Source: Reynolds Lake Oconee: Timeline

Do Landing homes have septic tanks?

Generally no. Piedmont lists The Landing as a sewer community, and an Armor's Ford homesite was listed on public sewer. Confirm any vacant lot with Piedmont in writing.

Who fixes my grinder pump?

Piedmont says the pump is the homeowner's and that it offers repair on pumps it installs. We handle the excavation, line and drainage work around it, not the pump.

What should I do with water use during a power outage?

Cut it back. Piedmont says the grinder pump stops without power and the tank can fill and overflow if water keeps running.

Source: Piedmont Water: When the Power Goes Out, What Grinder Pump Customers Need to Know (Jan 2026)

Does buying an already connected Landing home mean paying a new tap fee?

No. Piedmont says reselling an already connected home does not trigger a new tap fee; tap fees and system development charges apply to new connections.

Why is my yard wet below the house?

The soil survey maps Cataula here, with slow water movement and a saturated zone four to six feet down. Water perches and runs sideways, which a French drain or storm drain can intercept.

Do I need a permit to regrade near the lake?

Within 200 feet of state waters Greene requires an erosion plan, a land disturbance permit and an EPD notice of intent, and Georgia Power must approve any work in its 25-foot buffer.
