What does grading and driveway work at The Landing involve?
At The Landing, grading means shaping a lot so water runs away from the house without burying or crushing Piedmont's grinder basin and pressure line. Driveway work means a compacted stone base that sheds water to the edges. Greene County's land disturbance permit covers the dirt work, and Georgia Power's 25-foot shoreline buffer stays untouched.↗↗↗

The The Landing Reynolds story
Regrading a lot that was graded once already
Houses at The Landing went in around the old Port Armor course, the first golf course on the lake, and their yards have had decades to settle, erode and get replanted. Grading here is rarely raw ground. It is reshaping a finished lot: pulling a low spot out from against a foundation, rebuilding a swale that filled with mulch, or cutting a new drive for a rebuild.↗
The thing that most often gets damaged is the sewer gear. Every house on Piedmont's low-pressure system has a grinder basin with a lid at grade and a small pressurized line to the street. Raise the grade over a lid and the pump becomes hard to service. Run a loaded truck across the line and it can crack. Piedmont treats the grinder as the homeowner's property, so those repairs land on the owner.↗
Before a blade moves, we get the 811 ticket in and a private locate for the house's own lines, then flag the basin and keep finished grade at its lid. That service line is private, according to Georgia 811's manual, so the public locate alone will not find it.↗

More about The Landing Reynolds
How a Landing driveway is built to last
Clay on 6 to 15 percent slopes is a poor driveway subgrade when it is wet, and the Cataula soil here holds water above a slow layer. A drive that lasts gets the soft topsoil stripped, the clay shaped with a crown or cross-slope, compacted stone base in lifts, and water turned off the surface at intervals so it never runs the length of the drive.↗
Where a drive or yard slopes toward the lake, the runoff still has to stop short of Georgia Power land. Its rules bar grading or contour changes in the 25-foot buffer without written approval, and drainage pipes cannot cross the boundary at all.↗

FAQ
Grading and driveway questions at The Landing
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620Can I raise the grade around my grinder pump lid?
Keep the lid at finished grade so Piedmont can reach the pump. Piedmont considers the grinder the homeowner's property, so damage from burying or crushing it is the owner's cost.
Will 811 find my sewer line before grading?
The public locate covers Piedmont's main and other utilities; the line from the easement to the house is generally private and needs a private locate.

Do I need a Greene permit to regrade my yard?
Greene issues a free land disturbance permit with a stand-alone erosion plan for a single-family job under an acre that is more than 200 feet from state waters. Closer to the lake or a creek, a full plan and EPD notice apply.

Can the yard be leveled down to the water?
Not inside Georgia Power's 25-foot buffer or on its land without written approval; mechanical contour changes there are prohibited.

Does grading work affect the house during a power outage?
Not directly, but grinder pumps stop when the power does, and Piedmont warns the tank can fill and overflow if water keeps running. A crushed line makes that worse.

Can you work around the big oaks along my drive?
Usually. We keep heavy equipment and fill off the root zones we can, cut roots cleanly where the drive must pass, and bring stone in from the street side so trucks stay on the base rather than on the lawn.
Why does my gravel drive keep washing out?
On 6 to 15 percent slopes, water that runs the length of a drive picks up speed. A crowned base with water turned off at intervals stops the wash.
