What should a homeowner know about excavation at The Landing?
The Landing runs on Piedmont Water's low-pressure sewer, so every dig there starts with a Georgia 811 ticket at least three business days ahead. A private locate finds the house's own sewer line, and work near marked lines is done by hand. A Class Septic does foundation, addition and utility trench excavation around those lines, under Greene County's erosion rules.↗↗↗

The The Landing Reynolds story
An older neighborhood with newer pipes in the ground
The Landing grew up around what was Port Armor, the first golf course on Lake Oconee, so its houses are among the oldest inside the Reynolds gates. As those homes are expanded or replaced, the work turns to excavation: a basement or crawlspace dug for a new house, an addition footing, a pool, a new water or power trench.↗
What sets the job apart is the sewer. Piedmont runs low-pressure sewer here, so each house has a grinder pump basin and a small pressurized line that runs out to the main. Piedmont treats the grinder as the owner's property. Georgia 811 is clear that the line from the meter or easement to the house is usually private, and that excavators should bring in a private locate service to mark it.↗↗
So a Landing dig has two locates: the 811 ticket for Piedmont's main, power, phone and gas, and a private locate for the house's own service lines. We pothole by hand wherever a mark crosses the work. Grinder pumps themselves are not our work; if a basin has to be moved for a rebuild, Piedmont and its E/One setup come into the plan.↗

Soil & terrain
Cataula clay and wet basements
The soil survey maps the center of The Landing as a Cataula-Cecil complex on 6 to 15 percent slopes. Cataula, the larger share, carries a dense, slow layer, and NRCS notes a saturated zone that can sit four to six feet below the surface. A basement dug into ground like that meets water, so footing drains and a dry spot to stockpile spoil belong in the plan from day one.↗
Cataula-Cecil complex, 6-15% slopes, moderately eroded↗
Mapped at The Landing's center point; Cataula rated very limited for septic fields because of slow permeability, wetness and slope.

Rules every Landing excavation follows
- 01
File the Georgia 811 request on a business day before 4:30 p.m., at least three business days ahead; later requests count as the next business day.↗
- 02
Inside 18 inches of a marked line, dig only by hand, soft digging or vacuum excavation.↗
- 03
Shore, slope or shield any cut five feet or deeper unless it is entirely in stable rock.↗
- 04
Keep spoil and equipment two feet back from the edge, with a ladder or ramp within 25 feet in trenches four feet or deeper.↗
- 05
Under an acre and more than 200 feet from state waters, Greene issues the land disturbance permit free with a stand-alone erosion plan; past those lines, a full plan and EPD notice.↗

FAQ
Excavation at The Landing: questions
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620Will Georgia 811 mark my house's sewer line at The Landing?
Usually not. 811 notes that the service line from the meter or easement to the house is generally private, so a private locate service marks it.

How soon after calling 811 can digging start?
After three full business days. Utilities get until noon on the effective date to respond; if there is no sign of unmarked lines after that, excavation can begin with care.

What happens if a pipe gets nicked?
Stop and report it. Georgia 811 counts dents, scratches and gouges as damage that must be reported at once to 811 and the line's owner.

Is the ground at The Landing wet?
It can be. The center point maps as Cataula-Cecil, and Cataula can hold a saturated zone four to six feet down, right at basement depth.
Do you move or replace grinder pumps for a rebuild?
No. The grinder system belongs to Piedmont's low-pressure sewer, built around E/One pumps. We dig around it and coordinate with Piedmont.
Does a deep footing trench need shoring?
At five feet or deeper, OSHA requires sloping, shoring or a trench box unless the cut is all in stable rock.
