The short answer

What does grading or driveway work at Del Webb Lake Oconee involve?

Grading at Del Webb is fine work on small lots: reshaping soil so water falls away from slabs and toward the street, and building compacted stone base for wider drives or cart pads. A Class Septic locates the Piedmont grinder line and any shared well line first, uses compact machines, and keeps finished grade at every pump and cleanout lid.↗↗↗

The Del Webb Lake Oconee story

Grading where every square foot has a job

On a lake lot of an acre or more, grading is about moving a lot of earth. At Del Webb it is about moving a little earth precisely. A ranch on about 0.15 acre leaves a few feet between slab and lot line, and the job is to make that strip fall away from the house and toward the street or a swale, without sending water into the neighbor's yard.↗

Driveway work is similar in scale. Residents get around by golf cart, and a common request on lots this size is a widened apron or a stone pad beside the drive for a cart or a second car. That is a short dig, a compacted stone base in thin lifts, and an edge set so the runoff goes to the gutter, not the garage.↗

The soil cooperates on the surface. Wickham sandy loam on 2 to 6 percent slopes shapes easily. It drains slowly lower down, though, so a regrade that leaves even a shallow dish next to a slab will hold water after a storm.↗

More about Del Webb Lake Oconee

Three lines to find before the blade drops

The sewer line comes first. Each Del Webb home pumps through a Piedmont grinder to the main, and Piedmont treats that grinder as the owner's property and responsibility. Raising grade over its lid or crushing its pressure line under a loaded skid steer is an expensive mistake. We don't work on grinders; we find them and protect them.↗

The water line is next. Listings on Water Front Road show a shared well, which means a buried line runs from a common source to the house. Georgia 811 notes that service lines past the meter or easement are generally private, so a private locate marks them.↗↗

Last come the utilities 811 does mark: power, phone, cable and Piedmont's mains. Inside 18 inches of any mark, the digging is by hand.↗

Warning signs

Signs a Del Webb lot needs regrading

Most of these show within a day of a hard summer storm.

Seeing two or more of these? Call before it gets worse.

  • 2. Mulch and sand washed onto the driveway or walk
  • 3. A soggy strip between your house and the neighbor's that never dries out
  • 4. Pavers or a stone pad settling unevenly
  • 5. Downspout water running back toward the foundation

(678) 863-5620

Can you raise the soil around my house to fix pooling?

Often, as long as grade stays below siding and slab and the grinder lid stays at the surface. Piedmont considers the grinder the homeowner's property, so burying it is the owner's problem later.

Will 811 mark my water line from the shared well?

Probably not. Georgia 811 treats lines past the meter or easement as private, so we bring in a private locate for them.

Do I need a Greene County permit to add a cart pad?

Greene lists work inside a common development begun on or after August 2000 among its erosion-permit triggers, so ask the county about your project before it starts.

Can a lakefront Del Webb yard be leveled toward the water?

Not inside Georgia Power's 25-foot buffer or on its land without written approval; contour changes there are prohibited.

Will regrading affect my sewer tap if I sell?

No new tap fee applies when an already connected home is resold, according to Piedmont. Keeping the grinder and line intact keeps that sale simple.

Does the HOA need to approve driveway changes?

Probably, but Del Webb's design rules are not published online. Check with the HOA before we schedule.
