The short answer

What are the rules for clearing a lot off Twin Bridges Road?

Putnam County is under Georgia EPD's May 1 to September 30 open-burning ban, so summer debris off Twin Bridges Road gets chipped or hauled. On Georgia Power lease lots, the house submittal counts every tree 4 inches or larger coming out of the building and driveway footprint. A Class Septic Services clears, grubs and hauls with both in mind.↗↗

The Twin Bridges Lake Sinclair story

Wooded lots, a burn ban and a tree count

The road out to the northwest end of Lake Sinclair is still mostly trees. Lakeside at Lake Sinclair was adding new houses in 2026, the lease lots on Dennis Station Road turn over and get rebuilt, and the state's Dennis Station access area on Bagley Lane keeps boat traffic steady. Every new project here starts the same way: someone has to take down timber without wrecking the lot.↗↗

Putnam's place on EPD's summer burn-ban list shapes the job more than people expect. From May through September there is no torching brush piles in the back of the lot. We grind stumps and tops into mulch that stays on site as erosion cover, or we load it and haul it to a grinding operation or an inert landfill. Fall and winter burns are possible again but still need care and, for land clearing, a Forestry Commission permit.↗

On a lease lot, Georgia Power wants the tree removal on paper before the saws come out. Its Sinclair submittal asks for a site or landscaping plan showing the approximate number and size of trees 4 inches in diameter and larger to be removed inside the building perimeter and driveway. We flag and count those with the owner, so the plan matches what actually happens.↗

On the record

  • Jasper, Morgan and Putnam are in EPD's Northeast District group of counties under the 2026 May-September open-burning ban; Jones is listed from the West Central District.↗
  • The Dennis Station public access area on Bagley Lane, off the Twin Bridges side of the lake, has two ramps and docks with fish-attractor lights.↗

Clearing order on a Twin Bridges lot

  1. 01

Settle the septic layout so the field and repair area are flagged and kept off-limits to heavy equipment.↗

  2. 02

On a lease lot, count trees 4 inches and up in the house and driveway footprint for Georgia Power's site plan.↗

  3. 03

If disturbance tops one acre, add the land-disturbing permit to the Georgia Power package.↗

  4. 04

Request Georgia 811 locates; a request stays valid for 30 calendar days.↗

  5. 05

Between May 1 and September 30, chip or haul debris; outside those months, burn only under GFC rules.↗

More about Twin Bridges Lake Sinclair

Leave the shoreline band alone

The trees nearest the water do the most work and are the easiest to regret losing. Land disturbance within 25 feet of the bank generally needs an EPD buffer variance, and building a shoreline project in that buffer without one breaks state law. We stop the clearing limit well short of it and let the native understory keep holding the clay.↗

The septic area deserves the same restraint. If grading or cuts change the depth of a planned absorption field, Georgia's manual requires the soil evaluation and perc tests to be done over, so we keep dozers off that ground entirely.↗

Can I burn brush on my Twin Bridges lot in July?

No. Putnam is on EPD's 2026 list for the May 1 to September 30 open-burning ban, which covers yard and land-clearing debris.

Do I need Georgia Power's OK to cut trees on my lease lot?

For a new house, its submittal includes a plan counting trees 4 inches and larger to come out within the building and driveway area.

What happens to the debris if we can't burn?

EPD suggests chipping, composting, or hauling to a grinding or composting operation or an inert or construction-debris landfill.

Will clearing affect my septic permit?

It can. Cuts or grading that change field depth force a new soil evaluation, so the septic ground stays untouched.

Does Georgia Power need anything after the house is built?

Yes, an as-built survey of the lot and its structures, which will also show how much of the lease ended up cleared.

Do you grind stumps or pull them?

Both, depending on where they are. Stumps in the tank hole and field come out whole; stumps under lawn can be ground. Tank backfill in Georgia must be free of stumps and debris.

Is Twin Bridges seeing a lot of new building?

Putnam's 2022 plan names the Sinclair and Oconee shorelines as the county's main population hubs outside Eatonton.

Can we clear right down to the water for a view?

Disturbing the 25-foot shoreline buffer usually needs an EPD variance; we thin for a view line only where rules allow.
