What do I need before clearing a Lake Sinclair lot?
On a Georgia Power lease lot, the house package must show roughly how many trees 4 inches or larger come out, driveway included, and the Lake Resources Office reviews it. Burning depends on the county: Putnam is in EPD's summer ban, Baldwin and Hancock aren't. A Class Septic clears to those limits.↗↗

The Lake Sinclair story
Three counties, three sets of burn days
Sinclair is split three ways, and the burn rules split with it. Putnam, which holds most of the lake, is on EPD's list for the May 1 to September 30 ban. Baldwin and Hancock are not. A Twin Bridges lot and a Sinclair Dam Road lot can face different rules in July.↗
Even where burning is legal, land-clearing burns need a Georgia Forestry Commission permit through the county office. During Putnam's ban months, the debris gets chipped or hauled to a grinding operation or an inert or construction-and-demolition landfill instead.↗↗
Lease lots add a step before any of that. Georgia Power wants the tree count in the house submittal, it considers removal for construction and septic installation, and when it allows cutting on its land it requires replanting tree for tree, with larger or extra trees to replace big ones.↗↗
The septic area deserves its own fence. The county approved that soil as it was, and tracked machines and log trucks crossing it can ruin the structure the field depends on. We clear around it by hand or with light equipment until the tank and lines are staked.↗
On the record
- Outside the ban, burns must be at least 25 feet from woodlands or brush and 50 feet from structures, held between sunrise and sunset, and attended the whole time.↗
- On undeveloped Sinclair lots, Georgia Power prohibits unauthorized clearing of its project lands or within 25 feet of the shoreline, whichever reaches farther.↗
- A driveway onto a state route such as US 441 needs a GDOT permit from the District Area Office before any work in the right-of-way.↗

The clearing sequence on a Sinclair lease lot
- 01
Walk the lot with the house plan and tag every tree of 4 inches or more inside the building area and driveway.↗
- 02
Put that count on the site and landscaping plan that goes to Georgia Power with the rest of the dwelling package.↗
- 03
For any tree on Georgia Power's land, apply separately with its size, species, the reason and a replanting plan.↗
- 04
Check the month against your county's burn status, and get the Forestry Commission permit if burning is allowed.↗
- 05
Clear the drive, then the pad; leave the septic area fenced until the county stakes are in.
