The short answer

What does it take to install a septic system on an Island Creek lot?

Island Creek has no public sewer, so every new house gets its own system. Hancock County Environmental Health in Sparta issues the permit after a soil evaluation; on a half-acre lot the tank, field and repair area must be laid out to the foot. A Class Septic Services installs systems and grades the pad and drive on Island Creek lots.↗↗

The Island Creek Lake Sinclair story

Half an acre, a boathouse and a septic field

Island Creek is one of the settled Hancock County neighborhoods on Lake Sinclair: paved county roads like Island Creek Drive, Poinsettia Place and Gardenia Road, half-acre lots, and a drive of under 15 miles to Sparta. It is a boat neighborhood, with private boathouses on the water, a public ramp on Poinsettia Place and a neighborhood dock.↗↗

Vacant lots here get marketed as 'septic ready.' One on Gardenia Road came with a new city water line, a graded and leveled pad and a crush-and-run driveway. That is useful prep. It is not a septic permit. Georgia does not allow any part of a system to go in until the county health department issues a construction permit for the house actually planned.↗↗

The arithmetic is tight. Georgia's default minimum lot for septic on public water is 21,780 square feet with 100 feet of width, and ground within 50 feet of the lake does not count. A half-acre waterfront lot starts close to that line before any shoreline is subtracted, so bedroom count, house footprint and field type all have to be decided together.↗

On the record

  • A vacant Gardenia Road lot in Island Creek was advertised as 'septic ready for a home build,' with a new city water line, a graded pad and a crush-and-run driveway.↗
  • Island Creek sits on paved county roads less than 15 miles from Sparta.↗

Does Island Creek have sewer I could tie into?

No. Hancock County's only public sewer is the City of Sparta's in-town system, so lake homes here are on septic.

Source: City of Sparta: Utilities

The listing says 'septic ready.' What should I ask for?

The soil evaluation or permit on file with Hancock County, and whether it covers the bedroom count you plan to build.

Source: Ga. Comp. R. & Regs. r. 511-3-1-.03, General Requirements for On-Site Sewage Management Systems (LII)

Is a half acre enough for a lakefront septic system?

It can be, with care. The state default is 21,780 square feet on public water, and the first 50 feet back from the lake is excluded from the count.

When is the Hancock septic office open?

Its Environmental Health specialist is in the county Tuesdays and Thursdays, 8 to 4:30, at the Boland Street health department in Sparta.

Are most Hancock homes on septic?

Yes. The county's comprehensive plan says the majority of residences in Hancock County use septic systems.

Can a shed or camper pad sit on the field?

No. Absorption fields cannot be built over or driven on, so storage buildings and parking go elsewhere on the lot.

Source: Ga. Comp. R. & Regs. r. 511-3-1-.07, Absorption Fields (LII)

Who handles the pad and driveway on the same lot?

We can. On a half-acre lot it saves trouble to grade the pad and drive around the staked septic layout on the same visit, so nothing ends up on the field.

Source: Ga. Comp. R. & Regs. r. 511-3-1-.03, General Requirements for On-Site Sewage Management Systems (LII)

How far from the lake must my new house be?

Georgia Power's Sinclair sheet says 75 feet for new construction, deferring to the county if its number is larger.
