How does a new septic system get installed in The Falls at Rocky Creek?
Homesites in The Falls are sold with public water and a perc test on file, but no sewer. Baldwin County Environmental Health issues the construction permit once the design matches your house plans, then inspects before backfill. A Class Septic Services sets the tank, builds the field and does the clearing and grading around it.↗↗

The Falls at Lake Sinclair story
From a soil report on file to a system in the ground
Buyers of a Falls Lane homesite usually get two utility lines on the listing: public water, and sewer marked 'Perc Test On File.' The second one means the county has already looked at the dirt. It does not mean the lot is permitted for the house you are about to draw, and that gap is where installs here get decided.↗
The soil report was written for an assumed house. Yours might have five bedrooms, a pool, a three-car garage and a long drive down from the gate road. Georgia sizes a single-family tank at 1,000 gallons for up to four bedrooms and adds 250 gallons for each one past that, and the field grows with the same count. A bigger plan can outgrow the ground the original test covered.↗
So our first job on a Falls lot is a reading, not a dig: the soil report, the plat, the house plans and the slope, laid over each other. Lakefront and creekfront lots here fall toward the water, and the field gets placed before the pad, because the field is the piece with the least room to move.↗

The Baldwin County sequence for a Falls house
- 01
Match the perc report to the final plans and bedroom count, and request a revised evaluation if the footprint grew.↗
- 02

- 03
Lay out the tank at least 25 feet and the absorption field at least 50 feet from the cove's normal water level, plus a full replacement area.↗
- 04
Install with a two-compartment tank, an effluent filter and schedule 40 PVC from the house, trenching only when the clay is dry.↗
- 05
Leave everything uncovered for the county's final inspection; the permit itself expires after 12 months if the job stalls.↗

Clay that drains, if you leave it alone
The Baldwin shore of Sinclair is Piedmont ground, and the Davidson series dominates the local soil survey: deep, dark red subsoil that is mostly clay yet drains well. The catch for an installer is timing. Georgia's manual forbids digging absorption trenches in non-sandy soils while they are wet, because the walls smear and compact for good.↗↗

FAQ
Falls homesite septic questions
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620My Falls lot says 'Perc Test On File.' Can I start building?
Not on the septic side. That note means soil data exists; Baldwin County still has to issue a construction permit for your specific house before any part of the system goes in.
How big a tank does a five-bedroom Falls house need?
Georgia's rule is 1,000 gallons through four bedrooms plus 250 for each extra, so 1,250 gallons, and 50% more if you plan a garbage disposal.

Is there any sewer to connect to inside the gate?
None is documented. The lots are marketed with public water and a perc test, which points every new house to its own system.

Baldwin County Environmental Health at the health department on Ireland Drive in Milledgeville, (478) 445-1591, weekdays 8 to 4:30.

Does Georgia Power review septic plans in The Falls?
Only where a lot involves its project land. Then it asks for a site plan with the county-approved tank, drain lines and well, plus the septic permit.

Can the drain field go under the driveway to save room?
No. Only solid watertight pipe may run under drives or paving; the field itself cannot carry traffic or be built over.
