The short answer

What does it take to install a new septic system around Monticello, GA?

Outside Monticello's city sewer, new homes in Jasper County need a septic construction permit from Jasper County Environmental Health at 825 Eatonton Street, open weekdays. The lot is evaluated, the system sized to the bedrooms and soil, installed to the permit, and inspected before cover-up. We build the system around that permit and county inspection.↗↗

The Monticello story

Jasper is growing fast, and almost all of that growth is on septic

Jasper County added people faster than any county around the two lakes, from about 14,600 in 2020 to an estimated 17,200 in 2025. Monticello itself counted only 2,541 residents in 2020, so most of that growth is out in the county.↗↗

That matters because the county itself owns no sewer at all, and its plan says most areas are not served by one. Monticello's 13-plus miles of sanitary sewer stop near the edge of town. Past that, every new house means a septic permit, and often a well permit too, which Jasper EH wants first so the well can be sited before the field.↗↗↗

The soil has a local name. The Lloyd series, dark reddish-brown loam over dark red clay, takes its type location from a spot in Jasper County about 1.7 miles south of Monticello on Highway 11. It is deep, well-drained upland soil, but the clay subsoil and the eroded slopes it often sits on drive how long the trenches run and where they go.↗

On the record

  • The type location of the Lloyd soil series is in Jasper County, about 1.7 miles south of Monticello on Georgia Highway 11 and 4.6 miles down a county road.↗
  • Jasper County grew from 14,599 people in the 2020 Census to an estimated 17,219 in 2025, about 17.9 percent.↗
  • Jasper County government does not own any sewer facilities, according to its 2023-2028 joint plan.↗

More about Monticello

Lake Jackson lots on the Jasper shore

Northwest of town, Jasper's piece of Lake Jackson is lined with lake communities that pump their own groundwater: Turtle Cove's system has close to a thousand connections and Alcovy Shores about 277. With wells that close together, the 100-foot well setback shapes every septic layout on those streets.↗↗

Georgia Power's Lake Jackson guidelines add their own condition: new construction sits outside the project boundary and at least 50 feet from the shoreline, and the septic system and its repair area have to fit on the lot. When the good soil is uphill of the house, effluent has to be pumped to it, and DPH requires a pump tank with reserve capacity of at least 150 gallons per bedroom.↗↗

  • Georgia Power places Lake Jackson in Newton, Henry, Jasper and Butts counties, with the Lloyd Shoals dam and powerhouse on the Jasper-Butts line.↗
  • Lloyd makes up about 60 percent of the soil mapped at Monticello's center and rates somewhat limited for absorption fields, the reason given being slow water movement; the rest is urban land, which is not rated.↗
  • Lloyd's subsoil runs 35 to 60 percent clay from about 7 inches down to 61 inches, the zone a conventional trench sits in.↗
