Can a failing drain field be replaced on a small Little River lot?
Usually, with design. A replacement field on the Little River arm must stay 50 feet from Lake Sinclair's normal water level, 100 feet from wells and clear of drives and boathouse paths, permitted by Putnam or Baldwin Environmental Health. Where trenches no longer fit, A Class Septic Services builds pumped, drip or aerobic-assisted fields instead.↗↗

The Little River Lake Sinclair story
The geometry of a point lot
The best lots on the Little River are points: deep water on several sides, long views, room for a double-slip boathouse. The Pine Forest cottage on Little River Court sits on exactly that kind of lot, 0.83 acre with over 200 feet of shoreline. For a drain field, every foot of that shoreline is a problem, because the 50-foot setback is measured from all of it.↗↗
Draw a 50-foot band inside every edge that touches the lake and what remains is a strip near the road, already holding the driveway, the house and often the old field. Georgia's lot-sizing rules recognize the same squeeze from the other direction: land within 50 feet of a lake does not count toward the minimum lot size for a septic system.↗
So a Little River replacement is a puzzle more than a dig. The pieces we can move: pump the effluent to the strip near the road, use chambers in shorter runs, pretreat with an aerobic unit so the field can sit shallower, or lay drip tubing on contour. The pieces we cannot move are the water line and the wells.↗↗

More about Little River Lake Sinclair
Before we condemn the old field
Not every soggy yard on the river arm means dead trenches. We open the outlet end of the tank and the distribution box first. A box that settled out of level can send all the effluent down one line while the others sit dry, and leveling it, or swapping in an adjustable outlet, sometimes brings a field back. Roots in the solid pipe and a missing outlet filter are other cheap culprits.↗
Runoff is the other suspect. Gutters that dump onto the field and driveway water that sheets across it can drown trenches that would otherwise work, and Georgia's manual wants fields protected from both. Redirecting that water with a swale or a French drain is part of almost every Little River field job we scope, replacement or not.↗

FAQ
Little River drain field questions
Straight answers, with the rule or record behind them. Still unsure? Call and ask the crew that digs.
(678) 863-5620Can the new field go where the old one was?
Sometimes, after the failed trenches are dealt with, but only if that ground meets today's setbacks; many 1990s fields here would not.

Does a boathouse path count against the field?
Fields cannot carry vehicle traffic or sit under hardscape, and must stay 5 feet from drives; a gravel cart path across the field is a problem.

Will Georgia Power let me expand the house to justify a new system?
Houses inside its project boundary or within 50 feet of the shore are held 'as is,' with no added living space.

Why is commercial growth on US 441 relevant to my field?
Baldwin's 2023 plan expects most new commercial development on the 441 corridor toward the lake. If public sewer ever comes within 200 feet, a connection would be required.

What if my neighbor's well is closer than 100 feet to the only open ground?
Then that ground is out for a field, even if it is on your side of the line. The 100-foot well separation applies to any well, and it often pushes Little River designs toward pumped or drip layouts elsewhere on the lot.

Is a replacement field inspected?
Yes. Replacements are permitted and inspected by the county before anything is backfilled.
My lot only has room uphill by the road. Is that allowed?
Yes, with a pump tank sized to hold a day's flow in reserve above its alarm, lifting effluent to the field in measured doses.
