The short answer

What does a drain field repair at Harbor Club involve?

A Harbor Club drain field repair is a Greene County permit job that has to fit the lines at least 50 feet from Lake Oconee and from any creek or course pond. Lines also stay clear of drives, paths and lot lines. A Class Septic finds the failed trenches, lays replacements in approved soil, and keeps runoff off them.↗↗↗

The Harbor Club story

Not just the lake: the creeks and ponds count too

Owners usually think about the lake setback and stop there. At Harbor Club that misses most of the water. The Weiskopf-Morrish course runs past four creeks and a string of interior ponds, and Georgia's 50-foot field setback applies to the normal water level of any impoundment, tributary or stream, not only Lake Oconee.↗↗

Add the lot sizes, with golf-street listings running from half an acre to about 0.7 acre, and a replacement field can be the hardest thing on the property to place. The lines must also hold five feet from property lines, drives and hardscape and 10 feet from water lines, and the state expects room for a full replacement field.↗↗↗

The soil itself is fair. The center of the community maps as Lloyd gravelly loam on gentle 2 to 6 percent slopes, rated somewhat limited, which mostly means longer trenches. Most failures here trace to age and overloading rather than bad ground.↗

From soggy lawn to approved replacement field

  1. 01

Find the failure: probe the lines, open the distribution box and check whether the tank has been sending solids out.

  2. 02

Apply for Greene's repair permit ($200 residential) before any trench is dug.↗

  3. 03

Measure setbacks from the lake, every creek and pond, wells, water lines and lot lines before laying out new trenches.↗

  4. 04

Dig on dry days only; trenching wet loam or clay smears the walls permanently.↗

  5. 05

Build to the manual: trenches no wider than 36 inches, seven feet apart center to center, a foot of aggregate, six to twelve inches of cover.↗

  6. 06

Hold for the county inspection, then backfill and turn gutters and surface water away from the new lines.↗

Warning signs

How a Harbor Club field tells you it is done

Fields fail slowly. These usually show after a wet spell or a houseful of guests.

Seeing two or more of these? Call before it gets worse.

  • 1. A spongy, brighter green band over the lines when the rest of the lawn is dry
  • 2. Standing water or a sewage smell near the distribution box
  • 3. Drains that slow down after rain and recover in dry weather
  • 4. Grey seepage at the low edge of the yard toward a creek or the fairway
  • 5. The tank level sitting above its outlet when the lid is opened

More about Harbor Club

Why a new Harbor Club home on septic matters to its neighbors

Septic is not only the old houses here. A home finished in 2025 on half an acre along Glen Eagle Drive went on the market on a septic tank, so infill builds keep adding fields to the same creek-laced ground. Each new field narrows the space left for the next one, which is one more reason to place a replacement field with care rather than wherever the yard is open.↗

Greene's lot-size ordinance also leaves the 75 feet nearest the lake out of the acreage count, so the lakeside strip of a waterfront lot was never part of the septic math in the first place.↗

(678) 863-5620

Does the 50-foot setback apply to the creeks and course ponds?

Yes. Georgia measures absorption-field setbacks from the normal water level of any impoundment, tributary, stream or other body of water, ponded wetlands included.

Source: Ga. Comp. R. & Regs. r. 511-3-1-.07, Absorption Fields (LII)

My lot is half an acre. Is there room for a new field?

Often, but it takes careful layout. Where the original trenches were on 16-foot centers, the manual allows replacements between them, which saves ground.

Can a cart path cross the drain field?

No vehicle traffic or parking is allowed over any part of a field; only solid schedule 40 pipe may run under pavement.

What percolation rate does a Harbor Club lot need?

On lots under three acres, which is nearly all of them here, the state's limit for a conventional field is 90 minutes per inch.

Will a repair near the water need Georgia Power's sign-off?

Only if it disturbs Georgia Power land or the 25-foot buffer, which a properly set-back field should never do.

How much does Greene charge for the permit?

$200 for a residential repair permit on the August 2024 fee schedule.
