Aerobic Septic Systems · Lake Oconee

Aerobic septic systems for Lake Oconee homesites where shallow soil, a perched water table or limited room rules out a conventional field.

Lake Oconee touches Greene, Morgan, Putnam and Hancock counties. Septic on a lake lot answers to the county health department and, on project land, to Georgia Power.

The short answer

When does a Lake Oconee lot need an aerobic septic system, and who permits it?

An aerobic treatment unit is used when soil is too shallow, wet or cramped for a conventional field, and the county health office (Greene, Putnam or Morgan) permits it. Only DPH-approved, NSF 40-tested models qualify, installed by the maker's authorized representative. A Class Septic builds and repairs aerobic systems around the lake within those rules.↗

The Lake Oconee story

The 'septic required' homesite

Inside the gates at Reynolds and Cuscowilla, many streets run to Piedmont's sewer, but some homesites are sold as 'Septic Required.' One 1.17-acre lot on Cedar Ridge Drive, in the main section of Reynolds, was listed that way.↗

Those lots are usually what is left after the easy ground was sold: sloping, wooded, with the best soil near the water where the setbacks rule it out. On the Greene side, the 75 feet nearest the lake doesn't count toward lot size either.↗

An aerobic unit buys back room. It blows air through the wastewater so it leaves much cleaner, and Georgia lets that cleaner effluent go into soil with only 12 inches of separation to rock or seasonal water instead of the 24 a conventional trench needs.↗

On the record

  • DPH allows a smaller absorption field after a system that produces Class I effluent, provided the restrictive horizon is at least 24 inches below the trench bottom.↗
  • Helena soils, mapped in both Greene and Putnam counties, show seasonal high water at 18 to 30 inches and are rated unsuitable for conventional fields in DPH's soil table.↗

What the county and the manufacturer require

Aerobic units are proprietary. DPH keeps an approved list, and an Environmental Health office can only permit a model on it. In the absence of real flow data, the unit is sized at 150 gallons per day per bedroom, so a five-bedroom lake house starts at 750.↗

Most systems also need a pretreatment tank ahead of the aerobic chamber, sized to at least one day's flow. A model tested to NSF 40 may skip it if its own trash compartment is part of the approval.↗

The purchase price must include a three-year service policy with six visits. After that the owner buys an extended policy or arranges equal maintenance for the life of the system, with emergency service available within 48 hours.↗

  • Every Georgia ATU must carry two permanent data plates, one on the control box and one on the tank or riser, listing maker, model, rated daily capacity and classification.↗
  • Access ports must be protected by a padlock, a cover that needs tools to remove, or a cover weighing at least 65 pounds, which matters at a house with grandchildren visiting.↗

Lake houses, storms and empty weeks

An aerobic unit runs on electricity. DPH notes treatment starts to fall off after an outage of roughly 48 to 72 hours and suggests weighing backup power where outages are common. After a summer storm on the lake, check the panel before the house fills up.↗

Neighbors on Piedmont sewer get similar advice for their grinder pumps: during an outage, cut water use, because the pump stops while the tank keeps filling.↗

Warning signs

Signs an aerobic system needs service

Seeing two or more of these? Call before it gets worse.

  • 1. The alarm light or buzzer on the control panel is on
  • 2. No air hum from the aerator, or a breaker that keeps tripping
  • 3. A sewage or rotten-egg smell near the lids
  • 4. Gray, cloudy water in the clarifier instead of clear
  • 5. Wet ground over the dispersal area

Does an aerobic system on Lake Oconee need a maintenance contract?

Yes. Georgia requires a three-year initial service policy with six visits in the purchase price, then an extended policy or equal maintenance for the life of the system.

Can an aerobic unit go closer to the lake?

No. The 50-foot setback from the lake's normal water level applies to the absorption area whatever treats the effluent first.

Source: Ga. Comp. R. & Regs. r. 511-3-1-.07, Absorption Fields (LII)

How loud is the alarm?

DPH requires it to be visible and audible from 50 feet and to sound at 60 to 75 dBA at five feet, even during an electrical failure.

We're only at the lake on weekends. Is that a problem?

Aerobic bacteria need a steady feed and power. Leave the unit switched on between visits; DPH notes performance drops after 48 to 72 hours without power.

My Reynolds homesite says 'Septic Required.' Will it need an aerobic unit?

Not necessarily. The soil report decides. Aerobic pretreatment is one option when shallow rock or water leaves less than 24 inches under a trench.

Who can install an aerobic unit?

Georgia requires an ATU to be installed by a DPH-approved authorized representative of the manufacturer carrying the manufacturer's certification card.
