The short answer

When does a Lake Sinclair home need an aerobic system?

Usually when rock or a tight lot leaves too little soil for a conventional field. Putnam, Baldwin or Hancock Environmental Health must approve it, and Georgia requires the unit itself to be set by the maker's authorized representative. A Class Septic handles the excavation, tank bed and field around it, within those rules.↗↗

The Lake Sinclair story

Wilkes rock is the usual reason

A conventional trench on Sinclair needs two feet of good soil between its bottom and rock or seasonal water. Wilkes, a soil mapped widely on the lake's Baldwin and Putnam slopes, has hard rock 40 to 60 inches down. Take away the trench depth and there often isn't two feet left.↗

Aerobic treatment changes the math. An aerobic unit blows air through the wastewater so oxygen-loving bacteria clean it far more than a plain tank does. When that cleaner effluent reaches Class I quality, DPH lets the trench sit just 12 inches above the restrictive layer, without shrinking the field.↗

That foot of difference is often what saves a lease lot. Georgia Power won't let the field or its repair area spill past the lot onto project land, so a shallower field that fits inside the lines can be the difference between a buildable plan and one that has to be shrunk.↗

Owning one on a weekend place takes a little more attention than a plain tank. The rules require the installer to show the owner how the unit works, and when a service visit finds a problem it can't fix on the spot, the owner gets it in writing with an estimated date for the correction.↗

Lids and the control box also have to be locked or fastened against anyone opening them. That matters on a Sinclair house that fills with grandkids or renters all summer. Every manufacturer files a list of its certified installers and service providers with its yearly reports, so you can confirm who is allowed to work on your unit.↗

On the record

  • Each year by March 15, the manufacturer or licensed distributor must send DPH and the county health authority reports on every maintenance visit from the year before; late reports can cost the maker its Georgia license.↗
  • Georgia requires the manufacturer to warrant every ATU component against defects in material and workmanship for at least two years from installation.↗
  • ATUs for non-residential or high-strength wastewater, such as a lakeside restaurant, are reviewed by the Georgia Environmental Protection Division rather than through the residential process.↗

Warning signs

Signs an aerobic unit needs attention

Check these when you open the house for the weekend:

Seeing two or more of these? Call before it gets worse.

  • 1. The panel light is lit or the buzzer is sounding when you arrive
  • 2. No hum from the blower, especially after a storm knocked the power out
  • 3. A sour, rotten-egg smell near the lids instead of a faint earthy one
  • 4. Gray or murky water where the effluent is usually clear
  • 5. A breaker that keeps tripping on the circuit that feeds the unit

Why would my Sinclair lot need an aerobic system?

Often because Wilkes rock or seasonal water leaves less than the two feet of soil a conventional trench needs.

How much soil does an aerobic system need under the field?

With Class I effluent, DPH allows 12 inches between the trench bottom and rock or water, with no cut in field size.

Who can install the aerobic unit itself?

Only an authorized representative of the manufacturer that DPH has approved.

Is there a warranty on aerobic units in Georgia?

Yes. Makers must warrant all components for at least two years from the installation date.

Does Georgia Power need to know I'm putting in an aerobic system?

On a lease lot, its site plan review covers the county-approved tank and drain lines, so the unit and field should be drawn in.

Can kids or renters open the aerobic tank lids?

They shouldn't be able to. Georgia requires ATU access lids and electrical controls to be secured against unauthorized opening.
