Septic Pump Systems · Lake Oconee

Septic pump systems for Lake Oconee houses built low toward the water, where effluent has to be pumped up to a drain field higher on the lot.

Lake Oconee touches Greene, Morgan, Putnam and Hancock counties. Septic on a lake lot answers to the county health department and, on project land, to Georgia Power.

The short answer

What does a septic pump system do on a Lake Oconee lot, and who permits it?

When the house sits low toward the lake and the only usable soil is uphill, a pump tank after the septic tank lifts effluent to the field. The county health office for the lot (Greene, Putnam or Morgan) permits it. A Class Septic installs and repairs pump tanks, effluent pumps, floats and alarms.↗

The Lake Oconee story

Lake houses are built downhill of their best soil

Everyone wants the house close to the dock and the view, so lake homes get pushed down the slope with walkout basements facing the water. The 50-foot field setback and the deeper soils up near the road leave the drain field above the house. Gravity can't do that job.

A pump tank can. Effluent leaves the septic tank, collects in a dosing tank, and a submersible pump sends it up a force main in measured doses. The pump has to be rated for sewage effluent, corrosion-resistant, and backed by a performance curve at plan review.↗

Sizing comes down to lift. DPH defines total dynamic head as the height from the lowest water level in the tank to the discharge point, plus friction losses in the pipe. On a lot that climbs 40 feet from basement to field, that number decides the pump.↗

On the record

  • DPH calculates a pump's total dynamic head by adding the elevation difference between the discharge outlet and the lowest water level in the dosing tank to the friction losses in the discharge pipe.↗
  • For large flows, DPH allows duplex pump units with an alternative power source as a substitute for reserve storage in the pump tank.↗

Sewer or septic?

Septic pump or grinder pump? It depends on your street

Reynolds, Great Waters and Cuscowilla have Piedmont Water's low-pressure sewer on many streets. Those homes have a grinder pump that grinds sewage to a slurry and pushes it into the main. Piedmont says that pump is the homeowner's property, that its systems are built around E/One units, and that it repairs the pumps it installed.↗↗

The pump systems on this page are the septic kind: an effluent pump after a septic tank, feeding a drain field on your own lot. If you aren't sure which you have, look at your water bill for a Piedmont sewer charge.

How to tell which one you have

  • A Piedmont sewer line item on the monthly bill
  • A single small basin and panel near the house with no tank lids or field
  • Septic tank lids plus a second pump-tank lid and a field uphill

Warning signs

Pump-system trouble signs

DPH notes most pump failures trace back to a failed switch that burned the pump out.

Seeing two or more of these? Call before it gets worse.

  • 1. High-water alarm sounding, especially after a storm or a full house
  • 2. Alarm silenced but drains slowing anyway
  • 3. Pump running constantly or short-cycling
  • 4. Breaker for the pump circuit tripping
  • 5. Wet ground or odor around the pump-tank lid

Why is my septic alarm going off after a storm?

The high-water switch sits above the pump-on switch. If power was out, the pump failed or a switch stuck, the tank rose into its reserve and tripped the alarm. Cut water use and call for service.

How long can my pump tank hold if the pump stops?

Its reserve between the alarm and the inlet must hold about one day's flow, at least 150 gallons per bedroom for a house.

I'm in Reynolds on Piedmont sewer. Who fixes my grinder pump?

Piedmont says the grinder pump is the homeowner's responsibility, that it responds to emergencies and offers repair on pumps it installed. Swapping in a non-E/One pump can cause backups.

We leave the lake house for weeks at a time. Anything to do?

Piedmont's advice for grinder pumps during absences over two weeks is to run clean water until the pump cycles and leave the power on; a septic pump tank likewise should stay powered.

Can the pump wiring be inside the riser?

No. DPH says electrical connections should not be inside the tank or riser, and the alarm must be on a circuit separate from the pump.

Does replacing a septic pump need a permit?

Repairs and replacements to a septic system are permitted and inspected in Georgia; ask the county office whether a like-for-like pump swap counts on your lot.
