The short answer

Why would a Cuscowilla lot need a drip septic system?

Cuscowilla's septic-required lakefront lots fall toward Lake Oconee, often too steeply or shallowly for gravity trenches. A drip system pretreats wastewater in an aerobic unit, then doses it through emitter tubing buried 8 to 12 inches deep along the contour. Putnam County Environmental Health permits it after a detailed soil investigation and an approved design.↗↗↗

The Cuscowilla story

When the view lot has no flat ground

The selling point of a Cuscowilla lakefront homesite is the drop to the water, and that drop is what makes septic hard. Gravity trenches have to run level, can't go on slopes over 25 percent without a special soil study, and need at least two feet of good soil under them. A lot that falls to the lake through shallow clay may offer no spot that checks all three.↗↗

Drip changes the geometry. Treated effluent is pushed through small tubing in the root zone, eight to twelve inches down, laid along the contour. With aerobic pretreatment in front, Georgia only asks for 12 inches of separation to groundwater or rock instead of 24. Spacing widens to three feet on slopes over 20 percent.↗

Shallow lines also mean less digging between trees. On a homesite next to a Coore and Crenshaw course, where buyers pay for the woods as much as the water, laying tubing in narrow slits around root zones beats ripping out a block of hillside for trenches.↗

More about Cuscowilla

What owning a drip system involves

A drip system is a small treatment plant, and Georgia treats it that way. Every system comes with a three-year initial service policy covering six visits, emergency service within two days, and an offer of a continuing service contract afterward.↗

The hardware has rules too. The dosing chamber holds at least a day's flow, doses on a timer, sounds an alarm, and on new systems detects a 10 percent change in flow. The lines flush themselves at least every two months. The aerobic unit's alarm has to be audible and visible from 50 feet.↗↗

None of it can be skipped on a part-time lake house. DPH notes that aerobic units lose performance after power outages longer than roughly 48 to 72 hours, so a generator plan makes sense for a weekend home.↗

Is drip allowed on a lakefront lot in Putnam County?

Yes, when the design is approved. Putnam County Environmental Health permits it under the state manual, and the field still keeps 50 feet from the lake's normal water level.

How often do the drip lines get flushed?

The system flushes its distribution lines automatically per the manufacturer, at least every two months, at a minimum velocity of two feet per second.

How deep is drip tubing buried?

Eight to twelve inches, in the root zone, with emitters one or two feet apart.

Do I need a backup area for a drip field?

Yes. Georgia requires a separate replacement area equal to 100% of the emitter field or a conventional field, whichever is larger.

Source: GA DPH Manual for On-Site Sewage Management Systems (March 2026), Section F: Dispersal Systems

Who designs a drip system?

A DPH-approved manufacturer design or a Georgia Registered Engineer, after a Level 4 soil investigation; an engineer is required over 2,000 gallons a day.

Source: GA DPH Manual for On-Site Sewage Management Systems (March 2026), Section F: Dispersal Systems

Can the drip field go in Georgia Power's buffer?

No. The lake setback keeps it out of that strip, and Georgia Power bars grubbing or regrading in the 25-foot buffer without written approval anyway.

What happens to a drip system during a long power outage?

The aerobic unit's performance drops after roughly 48 to 72 hours without power, and DPH suggests considering emergency power where outages are common.

Is Cuscowilla's soil a problem for drip?

Not usually. The mapped Davidson loam drains well with a slow clay subsoil, and drip's shallow, spread-out dosing suits that kind of ground.
