Typical house here is about 60 years old — and so is its original sewer or septic line.

Housing era

The oldest houses in the lake region, and the systems under them

Union Point was laid out in 1834 when the railroad reached it, and its houses show that age. The median home in town was built in 1966, and 127 of its 554 housing units date from 1939 or earlier. That is the oldest median of any town we cover.↗↗

Many in-town houses tie into the city sewer, but the farmhouses and country homes off US 278, SR 77 and SR 44 run on septic, and some of those systems are as old as the houses. Tanks from that era may predate today's state requirements for two compartments and an effluent filter on the outlet, and their lines are often clay or cast pipe that roots find easily.↗

Mobile homes are part of the picture too: the Census counts 60 of them in Union Point, usually on their own tanks and short lines.↗

Warning signs

What a failing system looks like out here

Seeing two or more of these? Call before it gets worse.

  • 1. Roots in the cleanout or tank inlet, especially near old pecans and oaks
  • 2. Slow drains through the whole house, worst after company visits
  • 3. Sewage smell at the back steps or over the field
  • 4. A sunken spot or hole over the tank lid or the line
  • 5. Lush green strips or puddles over the field in dry weather

The Union Point story

Repairs that fit an older system

On an old system the fix is often modest: a new sanitary tee and effluent filter on a tank that lost its outlet baffle, a run of schedule 40 PVC to replace cracked clay pipe, or a new distribution box where the old one settled. Where the tank itself is collapsing, it gets replaced and sized to today's rule, 1,000 gallons minimum for up to four bedrooms.↗

A dead field is a bigger job. Replacement trenches have to keep 100 feet from any well and 50 feet from ponds and creeks, which on a country lot with a well and a stock pond can narrow the choices quickly.↗

DPH names inadequate maintenance as the top cause of system failure and says additives are no stand-in for pumping, so a repair is a good moment to check how long it has been.↗

My house is over 60 years old. Should I replace the whole system?

Not automatically. Many old systems need a baffle, a line or a distribution box, not a new tank. If the tank is failing, a replacement must meet today's sizing and two-compartment rules.

Who do I call at the county about a failing system?

Greene County Environmental Health at 706-453-4471, at the health department on Apalachee Avenue in Greensboro.

Tree roots keep plugging my septic line. What fixes it for good?
