The short answer

How do you get a new septic system installed near Union Point, GA?

Outside Union Point's city sewer, a new septic system starts with Greene County Environmental Health in Greensboro, part of the Northeast Health District. Its septic approval letter has to go in with the building permit, and the lot must meet Greene's size rule. A Class Septic Services installs the tank and field for the county's inspection.↗↗

Sewer or septic?

City sewer inside the limits, septic on the farm roads

Union Point is one of only two places in Greene County with a municipal sewer plant of its own, the WPCP on South Hillard Street; Greensboro has the other. Step outside the 2-square-mile city and every new house is a septic job permitted by the county.↗↗

The plant's federal discharge permit expired on August 31, 2025, and EPA shows it as administratively continued while renewal is pending. That is routine paperwork, but it is one more reason not to count on new sewer lines reaching rural lots soon.↗

How to tell which one you have

  • Call Union Point City Hall and ask whether a sewer main runs along your road frontage.
  • Inside city limits with a city sewer charge on the water bill, you are on sewer.

Greene County's path from bare lot to approved system

Greene runs one of the more demanding septic programs in the region, mainly because of its lot-size ordinance. Here is the order it goes in.
  1. 01

Check the lot against the Board of Health minimum: 0.75 acre (25,500 square feet usable) on public water, or 1.5 acres on a private well.↗

  2. 02

Request the septic letter or perc test from the Environmental Health Manager; Greene's building office will not issue a permit for a house on septic without that approval letter.↗

  3. 03

Size the tank: 1,000 gallons, two compartments and an effluent filter for up to four bedrooms, adding 250 gallons per extra bedroom.↗

  4. 04

Install and call for the county's inspection before backfilling; the construction permit lasts no more than 12 months.↗

Soil & terrain

Gravelly Cecil ground on the edge of two watersheds

NRCS maps Cecil gravelly sandy loam, 2 to 6 percent slopes and moderately eroded, at the center of Union Point, rated somewhat limited for septic absorption fields. The words 'moderately eroded' matter: part of the original topsoil is gone, so trenches often land in red clay subsoil sooner than on uneroded ground.↗

Union Point also sits on a watershed line. West of a line through Woodville, Union Point and White Plains, Greene County drains to the Upper Oconee and Lake Oconee; east of it, water heads for the Savannah basin's Little River or the Upper Ogeechee. A homesite north or east of town is not even in the lake's watershed.↗

That distance from the lake means the 75-foot Lake Oconee exclusion in Greene's lot ordinance rarely comes into play here. The well-or-public-water acreage split does.↗

Does the Lake Oconee 75-foot rule affect my lot?

Only if the lot touches Lake Oconee. The ordinance excludes land within 75 feet of the high-water line from the area count, which matters on Greene's lake side, not around Union Point.
